The Subdivision is an adult community for persons 55 years or older, requiring at least one occupant per home to be 55 years of age or older, and no permanent residents under 19 years of age are allowed, though temporary visits for those under 19 are permitted for up to 30 days total per calendar year; hardship exceptions for individuals between 19 and 55 may be granted by the Developer, provided at least 80% of Lots maintain one resident 55 or older.

Birds, fish, small dogs, and cats are permitted, with a maximum of two (2) pets per Lot; Owners are responsible for any damage caused by pets, must immediately remove and dispose of pet excrement, and must keep pets on a leash; no other animals, livestock, or poultry are allowed.

Each Lot must have only one conventionally built home, constructed by the Developer or its designee, with a minimum size of 1240 square feet (excluding non-heated/non-air-conditioned space), a roof pitch of at least 6" in 12", eave and gable overhangs, shingle or tile roofing materials, and ceilings in all areas; screen cages over patios and pools are allowed, but no reconstruction, additions, alterations, or modifications are permitted without Developer's written consent.
