Landscaping & lawn maintenance

Owners are responsible for maintaining their homesite, side yard, driveway, and the unpaved area between the road right-of-way and their homesite in a mowed, edged, neat, and clean manner, and must perpetually maintain vegetation on Special Easements for Landscaping consistent with good horticultural practice, without preventing compliance with Sumter County Subdivision regulations.
“Each Homesite Owner shall be responsible for maintaining in a mowed, edged, neat and clean manner: (1) that portion of his Homesite not subject to side yard or driveway easements. (i) his side yard easement area, driveway easement area and driveway, whether on his Homesite or on an adjacent Homesite, reserved area, or dedicated area. (iii) the unpaved area between an adjacent roadway or walkway located in the road right of way and the Owner's Homesite. (iv) Owners of Homesites subject to a Special Easement for Landscaping, as shown on the Piat or described in Article IV above, shall perpetually inaintain the vegetation located thereon, consistent with good horticultural practice. No owner of a Homesite which is subject to a Special Easement for Landscaping shall take any action to prevent the Landscaped Buffer from complying with those provisions of the Sumter County Subdivision regulations requiring Landscaped Buffer areas.”

Mailboxes
Not allowed
Individual mailboxes are not permitted on Homesites; mailboxes are provided by the U.S. Postal Service and housed by Declarant for a one-time lifetime charge to the Owner.
“Individual mailboxes may not be located upon a Homesite. Mailboxes are provided by the U.S. Postal Service at no cost to Owner, however, those boxes shall be housed by Declarant at a one time lifetime charge to Owner of $190.00 per box.”
