Owners must ensure all Homesite construction complies with approved surface water management system plans and obtain prior SWFWMD approval for any building, residence, structure, or activity in wetlands, buffer areas, and upland conservation areas.

Property & structure upkeep

Owners must repair their residence to its initial construction condition (except normal wear and tear) and maintain in a mowed, edged, neat, and clean manner their Homesite (not subject to easements), side yard easement, driveway easement, driveway, and the unpaved area between an adjacent roadway/walkway and their Homesite.
“Subject to these restrictions, each Owner shall, at hbso!e cost and expense, repair his residence, other than as otherwise provided for herein, keeping the same in condition comparable to the condition ofsuch residence at the time ofits initial construction, excepting only normal wear and tear. Each Homesite Owner shall be responsible for maintaining in a mowed, edged, neat and clean manner: (i) that portion ofhis Homesite not subject to side yard or driveway easements. (ii) his side yard easement area, driveway casement area and driveway, whether on his Homesite or on an adjacent Homesite, reserved area, or dedicated area. (iii) the unpaved area between an adjacent roadway or walkway located in the road right ofway and the Owner's Homesite.”
