Property & structure upkeep

Each Owner must repair their residence to a condition comparable to its initial construction, excepting normal wear and tear, and is responsible for maintaining in a mowed, edged, neat, and clean manner their Homesite not subject to easements, their side yard and driveway easement areas and driveway, the unpaved area between an adjacent roadway or walkway, and perpetually maintaining vegetation on Special Easements for Landscaping consistent with good horticultural practice.
“Subject to these restrictions, each Owner shall, at his sole cost and expense, repair his residence, other than as otherwise provided for herein, keeping the same in condition comparable to the condition of such residence at the time of its initial construction, excepting only normal wear and tear. Each Homesite Owner shall be responsible for maintaining in a mowed, edged, neat and clean manner: (i) that portion of his Homesite not subject to side yard or driveway easements. (ii) his side yard easement area, driveway easement area and driveway, whether on his Homesite or on an adjacent Homesite, reserved area, or dedicated area. (iii) the unpaved area between an adjacent roadway or walkway located in the road right of way and the Owner's Homesite.
