Each homesite must have only one conventionally built home with a garage, at least 1,240 square feet (excluding non-heated/non-air-conditioned space), a minimum 6" in 12" roof pitch, eave and gable overhangs, and ceilings in all areas, with the Developer having the sole right to build the original home and designate access.
“There shall be only one Home on each Homesite. All Homes must have garages and be of at least 1,240 square feet, exclusive of any garage, storage room, screen room or other non-heated and non-air-conditioned space. Screen cages over patios and pools are allowed. The Home shall be placed on a Homesite in conformance with the overall plan of the Developer. The Developer shall have the sole right to build the Home on the Homesite and designate the placement of the access to the Homesite, at the sole cost and expense of the Owner.”
