Occupancy / age restrictions
Restricted
The community is for persons 55 years of age or older, requiring at least one resident/occupant in each home to be 55 or older, with other residents a minimum of 45 years, and specific rules to maintain the community's age-restricted exemption.
“Continental Country Club is a community whose purpose is to provide housing for persons fifty-five years of age or older. Its facilities and policies are generally designated for those who are fifty-five (55) years of age or older. One resident/occupant in each manufactured home must be fifty-five (55) years of age or older; other resident shall be a minimum of forty-five (45) years. Provided, however, if at the time a new resident applies for admission eighty percent (80%) or more of the Community's occupied homes are occupied by at least one person fifty-five (55) years of age or older, the Community may reduce its minimum age requirement for the new resident to forty-five (45) years. All new residents shall produce verified evidence of the resident's age. Copies will be made of each new resident's driver's licence or other verified evidence of age. It is the intent of this rule to maintain the Community's exemption under the Fair Housing Amendments of 1988 and the Housing for Older Persons Act of 1995. In no event will Country Club permit a new resident's admission if occupancy by the new resident will result in less than eight percent (80%) of the Community's homes being occupied by one or more persons fifty-five (55) years of age or older. Country Club maintains the right to make reasonable accommodations for the handicapped and to consider hardship exceptions.”

Rentals / leasing
Restricted
Owners may rent their homes, but tenants must be made aware of rules, register with the Administration Office, and the minimum rental timeframe is two months. A written waiver for shorter periods may be requested for visiting family/friends.
“Residents who rent their homes on a seasonal or permanent basis shall make certain that the persons to whom they rent are made aware of the rules and regulations. It is the Residents/Property Managers responsibility to notify the Administration Office in writing that they will be renting a home or changing tenants prior to arrival of the renter. In addition, the renter must register at the Administration Office at the time of their arrival for security reasons and to receive proper identification for use in the Community. The minimum rental timeframe is two months. Residents may request a written waiver in advance from the General Manager allowing them to rent other residents’ homes for shorter periods of time to accommodate visiting family and/or friends.”

Short-term rentals

Pets
Restricted
Pets are allowed but must be kept on the owner's lot or on a leash if off the lot, and owners are responsible for waste removal.
“Pets may be kept by a lot Owner, provided, however, that at all times such pet shall be kept within the confines of the Owner's lot or, if off of the lot, then such pet shall be on a leash. Pets are the responsibility of their owners and the owner shall police and remove any and all waste left by a pet.”

RVs & campers
Restricted
Motor homes, RVs, trailers, and campers may not be stored on the property unless placed in a utility storage shed. In-transit trailers, campers, or motor homes may be parked in the carport or driveway for 72 hours to prepare for storage or departure.
“No motor homes, RVs, trailers, campers, tools, equipment or any other paraphernalia may be stored on your property unless it is placed in the utility storage shed. ... In transit trailers, campers or motor homes may be parked in the carport or driveway for 72 hours to prepare the vehicle for storage or departure.”

Boats
Restricted
Boats may be stored in covered carports or the Community storage area. Repair of boats is prohibited except for minor repairs on the owner's own vehicles.

Parking
Restricted
All vehicles must be parked in the carport or driveway. Vehicles may not be parked on the grass or street overnight, though designated areas exist for overnight parking. Guests may park on the street for a reasonable time. Commercial vehicles are restricted.
“All vehicles must be parked in the carport or driveway. Vehicles may not be parked on the grass or on the street overnight. Areas will be designated for overnight parking. Guests may park in the street in front of your location for a reasonable length of time. In transit trailers, campers or motor homes may be parked in the carport or driveway for 72 hours to prepare the vehicle for storage or departure. No commercial vehicles may be parked in the carport or driveway overnight. No oversized commercial vehicles, i.e. bucket trucks, semi-tractors are allowed to park in a driveway or under a carport. Vehicles such as autos, pick-up trucks or vans with signs are acceptable.”

Fences
Not allowed
Fences are not permitted on any private property within Continental Country Club. Structures like open railings, carport enclosures, and small privacy panels are permitted but require management determination prior to construction.
“Fences are not permitted on any private property within Continental Country Club. A fence is defined as a structure designed to keep people or animals in or out of an area or to provide privacy by blocking vision. Structures that are not considered fences and that are permitted are mostly open railings along walkways, patios, decks or porches. Also permitted are carport enclosure and small privacy panels. If you are considering erecting any sort of railing, enclosure or panel, you should request a determination from CCC Management using picture and/or drawings prior to construction to avoid having said structure deemed noncompliant and requiring removal at your expense.”

Architectural approval
Requires approval
Any construction, alteration, remodeling, addition, modification, demolition, disassembly, or relocation of improvements requires prior written approval from the Association.
“No building, structure, dwelling unit or other improvement of any kind or nature whatsoever shall be constructed, altered, remodeled, added to, modified, demolished, disassembled or located on any lot unless and until he plans and specifications showing the nature, kind, shape, height, floor plan, materials, location, ascetic appearance, character and approximate cost thereof shall have been submitted to, and approved in writing by, the Association.”

Home business
Not allowed
Commercial, trade, enterprise, business, or professional activities are prohibited on any lot, with an exception for activities related to the Country Club's maintenance, operation, and development.
“No commercial activity, trade, enterprise, business or profession shall be conducted, maintained, carried on, established or practiced on any lot, except a trade or business carried on the Country Club Property in the maintenance, operation and development of the Property.”

Signs
Restricted
Up to two 'For Sale' or 'For Rent' signs (max 18"x24") are allowed in windows or attached to the building, with one per side. Political signs (max 3'x5') are permitted during election periods with specific timeframes and content restrictions, and no more than two political displays per property. No signs, flags, or banners are allowed on common areas without General Manager approval.
“Up to two "For Sale" or "For Rent" signs, no larger than 18" x 24", may be displayed in the windows of your home or securely attached to the building, with only one sign limited to any particular side of the home. Political signs, including flags and banners, supporting a candidate for office or a political issue are permitted, but only during the Federal, Florida State, and Continental Board of Directors election periods with the following limitations: Political signs, flags, or banners may be placed on the owner’s property (including golf carts and vehicles) no more than 45 days prior to the election; Political signs, flags, or banners must be removed within seven (7) days following the election; Political signs, flags, or banners may not contain any profanity or distasteful language or images. No more than a total of two political displays (signs, flags, or banners) per property are permitted. Lawns with signs cannot and will not be mowed. Political signs may be no larger than 3’ x 5’. No signs, flags, or banners of any type are permitted to be placed on CCC common area property unless approved in advance by the General Manager.”

Setbacks
Restricted
Minimum setbacks for all lots are specified, varying by phase, and no structure of any type may be constructed or placed within these setback areas.
“Minimum setbacks on all lots in the Country Club shall be observed as follows: Phase I: Side yards - ten (10) feet Front yards - twenty-five (25) feet Rear yards - ten (10) feet Phases II & III: Side yards - five (5) feet Front yards - twenty-five (25) feet Rear yards - five (5) feet No structure of any type shall be constructed or placed upon the setback of any yard in the Country Club;”
