Owners must repair their residences to a condition comparable to initial construction, excluding normal wear and tear, and are responsible for maintaining their Homesite, side yard easement, driveway, and the unpaved area between the roadway and lot lines in a mowed, edged, neat, and clean manner.
“Subject to Article IX, each Owner shall, at his sole cost and expense, repair his residence, other than as otherwise provided for herein, keeping the same in condition comparable to the condition of such residence at the time of its initial construction, excepting only normal wear and tear. Each Homesite Owner shall be responsible for maintaining in a mowed, edged, neat and clean manner: (i) that portion of his Homesite not subject to side yard easements, (ii) his side yard easement area, and driveway, whether on his Homesite or on an adjacent Homesite, Common Area or dedicated area, and (iii) the unpaved-area between an adjacent roadway and the Owner's front and side Homesite lot lines.”

Mailboxes
Not allowed
Individual mailboxes are not permitted on Homesites; mailboxes are provided by the U.S. Postal Service and housed by the Declarant for a one-time lifetime fee, which is re-charged upon transfer of title.
“Individual mailboxes may not be located upon a Homesite. Mailboxes are provided by the U.S. Postal Service at no cost to Owner, however, those boxes shall be housed by Declarant at a one time lifetime charge to Owner of $100.00 per box.”
