The agreement for amenity services is suspended if any person under 19 years old lives on the lot, except for visitors staying a maximum of thirty days per calendar year; children are not prohibited as residents, but amenity use is not extended to child residents.
“However, it is further agreed that the agreement and the implementation thereof shall be suspended at any time that there is one or more persons living on the lot to which this is applicable who is under the age of nineteen (19) years old. Notwithstanding that, It shall not be suspended during any period of time that children are visiting, subject to a maximum of thirty (30) days per calendar year. Should one or more such children live on the premises the agreement shall be suspended and no sums will be pald for the use of the recreational amenities during such period, and the right to use the facilities shall be suspended as well.”

Only birds, fish, small dogs, and cats are permitted, with a maximum of two pets per lot; owners are responsible for pet damage to common areas, immediate waste removal, and keeping pets on a leash; no other animals, livestock, or poultry are allowed.

Each lot must have only one conventionally built home, either site-built or prefabricated, with a minimum of 900 square feet of heated and air-conditioned space (excluding garages, storage, screen rooms), a garage, a roof pitch of at least 4" in 12", eave and gable overhangs, and shingle or tile roofing materials.
